Fire hazards in the home are preventable. Identifying these fire hazards and correcting them is the key to prevention. The top fire hazards are:
– Christmas Trees: ensure your tree is sufficiently watered to avoid a fire if there is an electrical shortage
– Candles: keep an open-flamed candle from plants, furniture, decorations or anything that can catch fire
– Kitchen Appliances: never leave an appliance on while you are away from your home
– Fireplaces: do not burn paper in your fireplace and make sure there is a fireplace screen to prevent sparks from escaping
– Space and Portable Heaters: always unplug these heaters and never leave them unattended
Preparedness
On a monthly basis, you should inspect your smoke detectors, inspect your fire extinguisher to ensure it is not expired, and review your plan of action in the case of a fire with all the occupants of your home.
During a Fire
– If your clothes are on fire: stop, drop and roll until the fire is extinguished
– Check closed doors before opening them by placing the back of your hand to the door. If the door is hot, do not enter the room and exit through the nearest window, if the door is cool, open it slowly to ensure your escape route is not blocked by fire.
– Avoid smoke inhalation by staying low to the ground.

Why do I need this?
ExpandAs a condition for your lease, IMT requires all residents to have liability insurance for $50,000 for damage to the landlord’s property during the term of your lease. For the low cost of $11.50 per month. you can conveniently satisfy the liability requirements of your lease with the IMT’s Master Insurance Policy. IMT’s Master Insurance Policy covers your legal liability for damage to IMT Residential’s property up to $50,000. Covered losses include fire, smoke, explosion, water damage or back up or overflow of sewer, drain, or sump.
What is the cost?

What is covered?
ExpandThe coverage of this program is $50,000, in coverage for the tenant’s legal liability to the landlord for damage done to the landlord’s property/assets. There is no coverage for personal contents, pets, vehicles, or any other resident owned items. The coverage strictly protects IMT’s asset only.
How do I sign up?

Can I obtain a Renters Insurance policy that includes theft, floods and earthquakes and/or a higher amount of coverage?
ExpandIMT’s Master Insurance Policy is not renter’s insurance and does not cover theft, earthquakes, or damage to your personal content. It is limited to fire, smoke, explosion, water damage, or back up or overflow of sewer, drain or sump, and is limited to $50,000 liability coverage of exclusively IMT Residential’s property. If IMT’s Master Insurance Policy does not meet your requirements, you can shop around for a policy that meets your needs at the best price. Should you wish to purchase renter’s insurance, please contact a licensed insurance agent of your choice. If you choose to not use IMT’s Master Insurance Policy, than you must provide proof of insurance to your community Leasing Office.

Will I receive a policy?
ExpandNo. The policy holder for the IMT Master Insurance Policy is IMT Residential. Each resident who obtains coverage from the IMT Master Insurance Policy is satisfying the lease obligation to maintain $50,000 liability insurance.
How will I be billed if I enroll?
ExpandEach month you will receive a statement from your Community detailing all the charges for that month. One of the items listed on the statement will be tenant liability insurance for $11.50.
